Milos Mikasinovic as Keynote Speaker at Smart City Day 2025 in Hamburg!

Participation in the ReadE Research Project
Research Project ReadE (ESG-Readiness Network) with the participation of NUCE Consulting, Hamburg.
NUCE Consulting GmbH is commissioned within the framework of the research project with the potential implementation of digital added values of the digital BIM Method.
The research project ReadE (ESG-Readiness Network), funded by the BMWK (Federal Ministry for Economic Affairs and Climate Action), focuses on the fast, cost-effective, and automated assessment of the energy quality of non-residential buildings. This became necessary due to new ecological and regulatory requirements. Examples include the EU Taxonomy Regulation and ECB guidelines. Since early 2022, financial institutions must classify real estate by its energy efficiency and report this in their annual reports. This affects the conditions of real estate financing.
EU Taxonomy Regulation (2020/852)

The EU Taxonomy Regulation (2020/852) as well as ECB guidelines have required financial institutions since early 2022 to classify and report real estate according to its energy efficiency. This particularly affects medium-sized commercial properties, which often serve as collateral for financing. However, over 85% of existing buildings do not have sufficient data for such an energy efficiency assessment. Missing data leads to classification in the worst risk category "unknown", which results in high risk premiums and potential devaluations of the property. This increases the pressure on property owners to provide appropriate data in order to avoid value depreciation and financial disadvantages.
The goal of the research project is to arrive at an assessment of the energy quality of commercial properties significantly faster, more cost-effectively, and with the highest possible degree of automation in the future. The basis for this is building data capture, which is to be facilitated with the help of digital capture technologies. The focus of the project is on a digital process chain that is as consistent as possible in order to avoid interactions with the current labor market situation early on.
Goal: Conclusions from digital capture
The basis for the energy assessment in this project is the digital building capture. This is supported by various digital technologies and is based on the calculation kernel developed at Fraunhofer IBP for DIN V 18599. Within this framework, three pilot properties are captured and evaluated through defined process steps. The goal is to draw conclusions for larger building clusters from the performed digital captures and to facilitate data querying in the future.
Within the framework of this research project, NUCE Consulting is commissioned with the potential implementation of digital added values of the digital BIM Method, the validation and supplementation of the digital BIM-based data, and the programming of an IFC-compliant converter with a connection to the API of the calculation kernel of the Fraunhofer IBP Kernel 18599.
